Do I Need to be the Highest Offer to Win a Bidding War?
The short answer – nope! A competitive offer price is important, but there’s much more to an offer than that. Here are 5 reasons a seller might not choose the highest bid:
1. A buyer brings an all-cash offer, or puts down a high down payment.
2. A buyer can close quickly.
3. A buyer writes a personal note to the seller.
4. A buyer doesn’t ask for contingencies.
5. A buyer is using a lender who is local, reputable
and responsive.
The bottom line – terms matter! I have a 20 point checklist for buyers to follow when submitting an offer, 19 of which have nothing to do with price! Want to hear my strategy? Send a message to palmer@palmerharned.com!
