As home prices continue to rise around the area, many buyers feel they are being priced out of certain neighborhoods. Arlington tends to be one of the more expensive cities in the region, but there are usually options for any budget! Below are some examples of what you can get on a smaller budget in Arlington:

NORTH ARLINGTON
Condos
$199,000 gets you a 1BR/1BA, 746 sq. ft. unit built in 1961 at Carlyn Place. The unit has hardwood floors, an updated kitchen and bath, parking space and bonus storage unit. Condo fees are $645/mo but include all utilities. 

Townhouses
Okay, it’s tough to find an affordable townhouse in North Arlington. They are in high demand yet hard to come by, so they always tend to be on the pricier side. I recommend searching for townhouse-style condos, which usually don’t have basements and still have some sort of condo fee, but at a lower price tag.

$747,000 gets you a 3BR/2.5BA, 2-level, 1356 sq. ft. home built in 1981 in Randolph Square. The home is fully updated from top to bottom, has a private patio and includes a parking space. The neighborhood is in walking distance to the Metro and condo fees are only $270/mo.

Single Family Homes
$625,000 gets you a 4BR/1BA, 3-level, ~1600 sq. ft. home built in 1950 in the Bluemont/Bon Air neighborhood. The home has hardwood floors, an updated kitchen and a turnaround driveway. The basement is unfinished but the yard is almost 1/4 acre.

SOUTH ARLINGTON
Condos
$180,000 gets you a 2BR/1BA, 1020 sq. ft. unit built in 1961 at Columbia Knoll. The unit has new carpet and a modern kitchen. Parking is unassigned and condo fees are $673/mo but include all utilities.

Townhouses
$354,900 gets you a 2BR/2BA, 3-level, 1383 sq. ft. home built in 1948 in Fairlington Village. The home has hardwood floors, a finished basement and private patio. Parking is unassigned and condo fees are $387/mo.

Single Family Homes
$549,000 gets you a 3BR/2.5BA, 3-level, ~1800 sq. ft. home built in 1950 in the Douglass Park neighborhood. The home has a private driveway and large backyard. It needs updating but would suit someone looking for a fixer-upper deal.
