List price isn’t the only cost to consider when buying a home. Other costs and fees may include:

1) Down payment: 3-20% depending on the type of loan

2) Home inspection: $300-500

3) Appraisal: $300-400

4) Closing costs: Around 2% of the sales price

5) Movers: Depending on size and distance, plan for $2500-$5000 average

6) Furnishings: You’ll want to have enough cash on hand to furnish your new home!

7) Monthly homeowner costs: Mortgage, HOA dues, utilities, maintenance, etc.

Ask your lender an updated loan estimate or disclosure, so there won’t be any surprises at closing. If you’re just starting your search and wondering what your fees might be, I’d be happy to provide an initial estimate!
